Description
The site extends to approximately 0.40 acres (0.16 ha) and comprises vegetated land, with access on the western boundary off Palmerston Crescent.
The northern boundary abuts 106 Palmerston Crescent, a large 3 story semi-detached townhouse with rear garden. The western boundary of the site is bound by green amenity land, with little vegetation. Further west is New River, an arterial waterway that runs from north to south. To the east is Palmerston Crescent, a residential road that would provide access to the site.
The site is located off Palmerston Crescent, Palmers Green and is within the London Borough of Enfield. The site runs adjacent to the North Circular ring road which borders the south of the site.
The surrounding area comprises predominantly residential uses, with Broomfield School, The Palmers Green Library, Bowes Primary School and Broomfield Park all located within a mile radius of the site.
The site is located 0.6 miles to the south of Palmers Green Train Station which connects much of north London and Hertfordshire with central London via Moorgate station. Bounds Green station is located 0.8 miles to the south west of the site and is served by the Piccadilly line which runs south through central London and onto South West London and Heathrow.

Planning statement: The site’s western boundary is adjacent to New River. The river embankment has multiple ecological designations; Wildlife Corridor, Site of Metropolitan Importance for Nature Conservation, Local Open Space and Green Chain Corridor.
There are no active planning applications or permissions for a change of use or redevelopment of the site at present.
The site has potential for residential development given the residential character of the local area and adopted and draft local policy support for small sites development in the area. Development of the site would need to ensure that loss of biodiversity from the site can be mitigated i.e. through replanting of trees
