The closest centre is the Kings Street Neighbourhood Centre, approximately a 5-minute walk north of the site and Southall station (where the Elizabeth line can be accessed) is approximately a 20-minute walk from the site. The site is gated and comprises of 9 free standing garages.
The immediate site context is streets of urban terrace predominantly two storeys with pitched roofs. The site has adjoining properties and this needs to be factored into design proposals to ensure no adverse impact upon privacy and overlooking for both existing and future site residents.

The site is in TfL Zone 4, c.5-minute walk to Montague Way/ Norwood Road bus stops (numerous buses available), and c.20-minute walk to Southall Station (Elizabeth line to central London).

The asbestos survey was conducted on two garages, as they were the only ones accessible at the time. No asbestos was found; however, a full asbestos survey will be required for all garages before demolition.
The preliminary ecology study recommended a Potential Roost Assessment (PRA) to be carried out.
In compliance with the council’s new Local Plan policy SSC (Regulation 22 stage), an affordable housing financial contribution is required. If the Local Plan policy is not adopted, the council will still seek to maximise the land receipt from the site’s sale.
