Description

The site as shown indicatively edged red on the plan below measures approximately 0.48 acres (0.19 ha) in size and comprises a vacant plot, which is covered with vegetation and several mature trees. The site is long and narrow with access to the site being through a gated entrance off Poppleton Road and Teesdale Road.

The site fronts the A12 on its southern boundary, abuts residential gardens to the north and Poppleton Road and Teesdale Road to the west and east respectively.

Leytonstone Underground Station is located approximately 0.5 miles to the south west of the site and is served by the Central Line which provides regular transport links into Central London. The A12 lies immediately to the south of the site and serves as the primary arterial route from the North Circular into East Central London. Regular bus routes also run along the A114 and High Road Leytonstone which are situated near the site.

Site specific notice:

• Potential purchaser may have to provide access to the emergency signage shed (located at the southern boundary) and electricity cabinets (located at the south eastern boundary) on site for any maintenance.

• A3 meter maintenance strip must be left between the highway structure and any buildings (as highlighted in blue on the below plan). This area can be considered a ‘no-build zone’.
