Old Oak is one of London’s largest regeneration schemes – which will deliver around 8,000 new and affordable homes and up to 200,000 square metres of commercial and community space across 31 hectares of land in the heart of West London. 

Over the past few years, OPDC has undertaken a land assembly programme, and now controls approximately 24 acres of the land not already in public ownership which will enable the comprehensive regeneration of Old Oak. 

Through acquisitions, OPDC has become both a landowner and landlord in the area. As custodian of this land, it is important for us to activate use of the space from a commercial and a community perspective while it is under our control. 

Our role - Asset Management

Through private negotiation and working closely with local landowners, OPDC now owns various sites across the Old Oak area comprising commercial and residential properties. 

OPDC’s Asset Management team and their appointed external agents have responsibility for the management of these sites until they are required for redevelopment.  This includes providing operational property management, including statutory compliance, and value (both financial and social) from these assets.

This means OPDC will be bringing forward various sites to seek tenants / occupiers on a temporary basis to support activation of these assets in the short term ahead of redevelopment

As described below and working with our partners, the local community and key stakeholders – OPDC will be considering both commercial and community meanwhile uses for relevant sites. 

Our Managing Agents

Avison Young have been appointed as OPDC’s managing agent for commercial properties. 

Avison Young act as the day-to-day managers of all commercial units under OPDC’s control. Their responsibilities include health and safety and statutory compliance, facilities management, liaison with tenants and managing lease events. 

Where sites are vacant and available Avison Young are instructed by OPDC to market these for temporary commercial use.

Leases will typically be offered on a short-term basis reflecting OPDC’s objectives for redevelopment of the Old Oak area in the coming years.

Meanwhile uses and early activation - opportunities to work with you

Alongside commercial opportunities, OPDC is keen to ensure that, where possible, sites provide benefit to the local community. 

OPDC would like to champion and support small, new and local businesses that may wish to grow and expand their operations on a short-term basis.

Supporting and working with the local community is a key priority for OPDC and we want to offer opportunities for local organisations, charities, schools and community projects to make temporary use of our vacant spaces, alongside commercial occupiers.
