Description

The site is located off South Street in Isleworth, to the rear of Swann Court.

It is approximately 0.8 miles to the southeast of Isleworth Railway Station, which is served by regular South Western Railway trains to London Waterloo. The local bus network is accessible from nearby South Street.

The surrounding area is mixed use including commercial, community and residential buildings. There are several schools and sports grounds within 0.5 miles’ radius of the subject site.

In total, the site is approximately 0.22 acres (0.1 ha) in size and comprises three rows of garages and hardstanding. The site is bound by Saint Mary's Catholic Primary School and Isleworth Blue School to the north and Isleworth Public Hall to the east. A small section of the southern site boundary runs alongside South Street. The flatted block of Swann Court and associated garden sit to the south and east of the site.

The site is not subject to use class allocations; however, it forms part of Isleworth Riverside Conservation Area.

The characteristics of the surrounding locality will need to be given due consideration in any design proposal for the site.

  • The site is located within the Isleworth Riverside Conservation Area.
  • Some of the neighbouring properties are residential and would need to be assessed for sunlight and daylight.

Report on title: A long lease of 250 years will be granted over the subject site. The land will continue to be held freehold by the Mayor and Burgesses of the London Borough of Hounslow under title number MX420628.

Special Condition: The site needs to be delivered as 100% Affordable Housing. The preference from the Council is to maximise the amount of London Affordable Rent units on the site, but consideration will be given to other affordable housing tenures.

Method of sale

The development land will be sold by way of informal tender. The London Borough of Hounslow are seeking unconditional offers and / or subject to planning offers. The purchase price will be exclusive of any VAT.
