Camden Tube redevelopment is one of the things that could go if you do not get any money, is it not? On Val's (Shawcross) Underground question, can you establish the nature of the closure because at the Elephant and Castle they were due to re-open last July and they are still not open. So, can we have a confirmed length of closure and can we know what guarantees are in place and what penalties if it is not open within a contracted time? As a constituency member who has recent experience of a bus replacement service when the Northern Line had the derailment at Camden, I hope Ms Shawcross has better luck in her constituency than my constituents had. Following on from that, will the Mayor confirm the rumours that the Northern Line will not be running properly till at least next March? There will be no Edgware trains to Charing Cross and no Barnet trains to Bank till next March. Will he make sure that this is not a prelude to making the Northern Line two separate lines and stopping the switchover...

Thank you, that does sound very comprehensive. I think we all understand that this work needs to be done and it is good that Brixton Station is being refurbished overall. But, as well as the impact on the commuters, I think there is some concern about the impact on the shops in Brixton in the run-up to Christmas. Will you do everything you can to make sure that the work is carried out as quickly as possible because we did experience protracted delays on the lifts and other works in Brixton Station.

In parts of East London and the Essex area of London there have been a number of developments recently of wind-power turbines. Some of the advice that we have received from ecologists is that it represents a threat to migrating birds. Do you actually have a position that you have taken on this issue, which encompasses both your biodiversity and your energy plans?

Yes, because you did clearly say that you wanted a BedZed or carbon neutral in every single borough and if the first two that come forward are knocked back I think that probably will not help the case at all.

Coming in on that very last point that Darren made, would you support the GLA supporting the BedZed planning inquiry that is going on at the moment, which is a carbon neutral construction in Merton and also the Harrow inquiry? You did say very clearly that planning is very important, but if we get these very early projects kicked back I think that will put a lot of the work that you are doing on the London Plan a few months or years, in fact, back. That level of detail is not something that is a strategic planning issue, a spatial development planning issue that would get into your London Plan. Part of our criticism of you is that you rely on your fairly limited powers instead of taking up a much more high-profile leadership role to get all the players round the table and, in our analysis, a UDC actually complicates that because it adds yet another layer of decision making.
