The Lot includes three sites located in Chiswick. Garth Court, Gunnersbury Lane and Oxford Court.
Garth Court
The site is a corner plot located along Garth Road in Chiswick, to the west of Garth Court.
It is approximately 0.6 miles away from both Chiswick Park Underground Station to the north and Chiswick Railway Station to the south. The former is served by the District line, while the latter offers regular South Western Railway trains to London Waterloo. The local bus network is accessible from nearby Sutton Court Road.
The predominant use in the surrounding area is residential, with several schools and parks within 0.5 miles’ radius of the subject site.
In total, the site is approximately 0.09 acres (0.0373 ha) in size and comprises two rows of garages, hardstanding and amenity grassland. The site is bound by the rear garden of an end of terrace house to the north. The eastern and southern site boundaries run alongside Garth Road. The flatted blocks of Garth Court sit to the west of the site.
Gunnersbury Lane
The site is located between Chiswick High Road and Grange Road in Chiswick, to the west of Gunnersbury Close.
It is approximately 0.1 miles to the northeast of Gunnersbury Railway Station, which is served by regular Overground trains between Richmond and Stratford. The local bus network is accessible from nearby Chiswick High Road and Wellesley Road.
The predominant use in the immediate locality is residential. The wider area is mixed use with several commercial properties along Chiswick High Road.
In total, the site is approximately 0.15 acres (0.057ha) in size and comprises two rows of garages, household storage units, hardstanding and amenity grassland. The site is bound by Chiswick High Road to the north. The flatted block and associated communal garden of Gunnersbury Close sit to the east of the site. The southern site boundary runs alongside Grange Road. The Grange residential property borders the site from the west.
Oxford Court
The site is located on Oxford Road North in Chiswick, to the north of Oxford Court, Wellesley Road.
It is approximately 0.1 miles west of Gunnersbury Railway Station, which is served by regular Overground trains running between Richmond and Stratford. The local bus network is easily accessible from Oxford Road North, Wellesley Road and nearby Chiswick High Road.
The predominant use in the surrounding area is residential, with shopping facilities along Chiswick High Road located within 0.2 miles of the subject site.
In total, the site is approximately 0.34 acres (0.14 ha) in size and comprises two rows of garages, hardstanding and an electricity substation. The site is bound by a semi-detached house to the north. The flatted blocks of Chaseley Court border the site from the north and the east. The flatted blocks of Oxford Court sit to the south of the site. The western site boundary run alongside Oxford Road North.

The site is not subject to use class allocations and does not forms part of any conservation areas. However, it is located in an Area of Special Character. The characteristics of the wider area will need to be given due consideration in any design proposal for the site.

- The site is located in Flood Zone 3;
- All neighbouring properties are residential and as such would need to be assessed for sunlight and daylight.
Gunnersbury Close
The site is partly within the Staines Road / London Road - Line of Roman Road Archaeological Priority Area. Therefore, the Greater London Archaeological Advisory Service will have to be engaged early in the planning process.
The site is directly adjacent to Wellesley Road Conservation Area. The impact of any design proposal on the Conservation Area will need to be given due consideration.
Important to note:
- Part of the site is within an Archaeological Priority Area;
- Wellesley Road Conservation Area is adjacent to the site and inter-visibility with the site;
- Japanese knotweed is known to be present on the site;
- All neighbouring properties are residential and as such would need to be assessed for sunlight and daylight.
Oxford Close
The site is not subject to use class allocations and does not forms part of any conservation areas. However, it is directly adjacent to Wellesley Road Conservation Area.
The characteristics of the locality will need to be given due consideration in any design proposal for the site.
Important to note:
- Wellesley Road Conservation Area is adjacent to the site and inter-visibility with the site;
- There is an electricity substation located on the site;
- Development restrictions arising from neighbouring properties appear to be significant and occur on all sides of the subject site.

Report on Title:
Garth Court: A long lease of 250 years will be granted over the subject site. The land will continue to be held freehold by Mayor Aldermen and the Burgesses of the Borough of Brentford and Chiswick under title number MX124236.
Gunnersbury Close: A long lease of 250 years will be granted over the subject site. The land will continue to be held freehold by the Mayor and Burgesses of the London Borough of Hounslow under title number MX403704.
Oxford Court: A long lease of 250 years will be granted over the subject site. The land will continue to be held freehold by the Mayor and Burgesses of the London Borough of Hounslow under title number MX401465.
Special Condition: The sites need to be delivered as 100% Affordable Housing. The preference from the Council is to maximise the amount of London Affordable Rent units on the site, but consideration will be given to other affordable housing tenures.

Method of sale
The development land will be sold by way of informal tender. The London Borough of Hounslow are seeking unconditional offers and / or subject to planning offers. The purchase price will be exclusive of any VAT.
