Planning statement: The site is not subject to any specific allocation and is not part of a Conservation Area. A target of 50% affordable housing provision has been set for this site. The identified site has no relevant planning history, but planning ref. P12-02642PLA for the erection of three three-bed terraced units was approved in 2012 adjacent to site boundary along Palmerston Crescent. The site has potential for residential development given the residential character of the local area and adopted and draft local policy support for small sites development in the area. Development of the site would need to ensure that loss of biodiversity from the site can be mitigated i.e. through replanting of trees.
