The site is on Albany Road in Edmonton, around 100 metres to the southwest of the North Circular. It is 0.4 miles from Angel Road train station which provides services at peak hours to Liverpool Street and Tottenham Hale. The station will see a significant upgrade in coming years.
Residential buildings are to the west of the site and a mixture of industrial and residential land to the north and south with retail/trade counters to the east. Fore Street has a range of local amenities and shops, around 800 metres to the west.
The site is currently occupied for use as a scaffolder’s storage yard. The site is accessed directly from Albany Road, although the entrance is currently blocked by a brick wall.
The southwestern boundary of the site meets Meridian Angel Primary School while the eastern boundary abuts the rear gardens of a number of terraced houses on Albany Road. There is an open boundary to the north of the site with concrete hardstanding and vegetation fronting on to Leopold Road.

Planning statement: The site is not allocated for any specific use and there are no active planning applications or permissions. The open storage land on the northern boundary has permission for the subdivision of the site and an end of terrace two-storey three-bed dwelling (application reference: 14/04793/FUL). LB Enfield find the principle of residential use acceptable on the site subject to compliance with the relevant policies and standards including excellent design quality. Report on title: The property is held freehold by Transport for London under title number AGL146548. A report on title is available for download with copies of title documents, utilities search results and CPSE replies.
Occupational lease: The site is currently occupied under lease, but would be sold with vacant possession. Either the landlord or the tenant may terminate the lease at any time upon 3 months' written notice. The lease is contracted out of the Landlord and Tenant Act 1954. The site is available on a 250-year lease, subject to a satisfactory planning permission, and demonstrating finance, as part of an agreement to lease.
The freeholder has the right to terminate the lease if the developer fails, without good reason, to reach certain milestones for planning and the start of works. The right to assign the lease is subject to freeholder approval.
