Securing no affordable housing on any site is disappointing.  However, ensuring that developments are viable and deliverable must also be considered when negotiating levels of social infrastructure, including affordable housing.

My consultation report back to Newham Council expressed my significant concern with the indicative lack of affordable housing in the scheme, stressing that the development’s viability needed to be scrutinised to determine what is reasonable in this case.

The applicant is currently offering 6% affordable housing. Viability appraisals and negotiations are continuing between the applicant, the borough and my officers to secure the maximum reasonable amount of affordable housing, in line with the affordable housing policy in my recently published Further Alterations to the London Plan.
