Question

Your family-sized affordable housing target is for 3 bedrooms or more. The 2009 Strategic Housing Market Assessment found that there was no requirement for 3 bedroom social rented housing in London, but an overwhelming need for 4 bedroom properties. By not setting a target specifically for four-bed properties, is there a risk that real housing need in London is not met?

Written response from the Mayor The interpretation that the 2009 SHMA shows a net zero requirement for 3 bedroom social rented homes would be one predicated on sufficient numbers of households currently occupying 3 bedroom homes moving out. In practice not all such moves have been realised so that a net requirement for 3 bedroom homes remains. In light of that requirement, I believe the current target for family sized homes strikes the appropriate balance between meeting acute needs and making the best use of available funding.
