Where the bus services have been improved, do you have any evidence yet that that is enabling people to work locally rather than commuting long distances? Because, if improved bus services don't assist in that area, what we are going to see is that people who live in outer London continue to travel into the City and inner East London to take up the jobs.

You need both things; you need new jobs to come into the suburbs and a transport system to be put in place. That is why every time I consider a planning application, Transport for London is present to look at the transport implications, what we can do in terms of extra cycle spaces, pedestrian links to the nearby bus stop and train station. We do look at every single site from that transport aspect and it is just a question of time.
