2004/2307 (Camden) Comprehensive, phased, mixed use development of former railway lands within the King’s Cross Opportunity Area, as set out in the Development Specification. The development comprises business and employment uses within the B1 use class; residential uses, serviced apartments and hotels; shopping food and drink and professional services within the A1, A2 and A3 use classes; the full range of community, health, education, culture, assembly and leisure facilities within the D1 and D2 use classes; multi-storey and other car parking; re-erection of the linked triplet gas holder guide frames to enclose new residential and other development on the site of the Western Goods shed; re-erection of the guide frame for gas holder no 8 alongside the re-erected triplet to enclose new play facilities and open spaces; relocation of an existing district gas governor; works of alteration to other existing buildings and structures to facilitate their refurbishment for specified uses; new streets and other means of access and circulation; landscape including open spaces; new bridge crossings and other works along the Regents Canal; the re-profiling of the site levels; and other supporting infrastructure works and facilities.

Redevelopment of land at Fairlop Waters to provide an all weather racecourse, stables and grandstand (the latter to provide space for ancillary facilities for health and fitness uses, relocation of the existing children’s play centre, lakeside restaurant and bar use plus accommodation for media equipment and bicycle storage). Golf driving range and existing boatyard uses to be retained and relocated. Other existing uses comprising cycle track, sailing club, sailing lake, fishing lake and Country Park are to be retained. Alterations to the public highway for pedestrians and vehicles, parking for cars and coaches, internal estate roads and landscaping.
